Loan Application Checklist
The following will be needed to compete your application:
c Two year housing history
c Employment history for the past two years
Property Information
Purchase (if you already have a contract on a house)
c Purchase Agreement.
c Copy of earnest money deposit check(s) given prior to application
Refinance
c Copy of current mortgage statement
c Copy of current homeowner’s insurance policy
c Copy of current tax bill
Miscellaneous property information
c If you are selling your current home, copy of listing contract.
c If you have sold your current home, copy of closing disclosure.
Income
c Pay stubs for the last 30 days.
c 2 years W-2s
If self-employed:
c Tax returns for the last three years (with schedules).
c Year-to-Date Profit and Loss Statement prepared by an accountant.
If you own more than 25% of a business:
c Corporate or partnership tax returns.
If you own rental property:
c Tax returns for the last two years and current rental agreements.
If you are counting child support or alimony as income:
c Copy of divorce settlement.
c Copy of twelve months of cancelled child support checks
If you are retired:
c Pension Award Letter.
If you receive Social Security:
c Social Security Award Letter along with three months bank statements, all pages, showing receipt of social security income
Assets
c Complete statements for each bank, mutual fund, and/or investment account for the last two months.
Debts
Signed letter of explanation for credit report anomalies, including:
c Late payments, charge-offs, collections, judgments and/or liens.
c Credit inquiries in the last 120 days
c Bankruptcy filed within last seven years (bring a copy of your bankruptcy papers).
c If you are obligated to pay child support or alimony a copy of your divorce decree will be needed
VA Loans
c Copy of DD Form 214, Report of Separation.
Miscellaneous
c Copy of unexpired Photo ID
c If you are not a citizen, a copy of the front and back of your green card.
